On 13th September 2013 the Ministry for Environment and Development of the Balearic Islands adopted the submission of a new law which would provide an amnesty for past violations of the building laws outside built-up areas in the Balearic Islands.
This new law would affect unauthorized extensions which are demonstrably older than 8 years and are located in the countryside, namely in “suelo rústico”.
Building violations in protected areas are excluded.
In detail, it is envisaged that builders achieve the legalization within 3 years after the adoption of this law by hiring an authorized architect and submitting an appropriate project to the administration of the corresponding municipality.
The cost is expected to range between 15% – 30% of the appraised value of the property .
At the moment March 2014 is foreseen as the possible date for the adoption of this amnesty law.
