LAND TRANSFER TAX (Impuesto sobre Transmisiones Patrimoniales)<\/h2>\n<p>When buying real estate, which is not composed of new buildings, you have to pay a Land Transfer tax (Impuesto de Transmisiones Patrimoniales).<\/p>\n<p>This tax is payable within one month after the signing of the <a class=\"blg\" href=\"https:\/\/lasanclas-ibiza.com\/blog\/en\/info-public-sales-purchase-deed-ibiza\">public sales-purchase deed (escritura de compraventa)<\/a> and is always paid by the buyer.<\/p>\n<p>In Ibiza it amounts to between 8-13% of the notarized sales price and is graded as follows:<\/p>\n<div class=\"col1\">up to \u20ac 400.000,-<\/div>\n<div class=\"col2\">= 8%<\/div>\n<div class=\"col1\">from \u20ac 400.000,01 to \u20ac 600.000,-<\/div>\n<div class=\"col2\">= 9%<\/div>\n<div class=\"col1\">from \u20ac 600.000,01 to \u20ac 1.000.000,-<\/div>\n<div class=\"col2\">= 10%<\/div>\n<div class=\"col1\">from \u20ac 1.000.000,01 to \u20ac 2.000.000,-<\/div>\n<div class=\"col2\">= 12%<\/div>\n<div class=\"col1\">from \u20ac 2.000.000,01<\/div>\n<div class=\"col2\">= 13%<\/div>\n<p>In case of late payment, a late payment surcharge has to be paid.<\/p>\n<h2>&#8211; Municipal Capital Gains tax (Impuesto de Plusval\u00eda municipal)<\/h2>\n<p>This is a communal or municipal tax, which taxes the increase in value of the property since its last sale. This increase in value is determined by applying an annual percentage, fixed by the competent local authority, to the value of the property.<\/p>\n<p>By law this tax is payable by the seller, even though in the past and even today, the parties sometimes agree that the buyer takes care of this payment.<\/p>\n<h2>2.
