This elegant villa newly built with guest house is located in Cala Llenya, on the east coast of Ibiza, just a short walk from a wonderful sandy beach.

It has been designed in a modern, minimalist style, with concrete floors, aluminium carpentry and many extras that make it an ideal home in both summer and winter.

Thanks to the large windows on both sides of the ground floor, which can be fully slid open and hidden in the wall, this villa enjoys plenty of light and blends in with the outside as if it were a single space, thus giving a feeling of great spaciousness. The sliding aluminium shutters provide the necessary shade on hot days, while also allowing the sea breeze to pass through.

The terraces have been partially covered with electric bioclimatic pergolas with adjustable slats that control the temperature, lighting, humidity and air movement. This means we can enjoy them both in summer and on a rainy winter's day, lying on the sofa with a gas fireplace or spending an evening in the outdoor dining area with a kitchen and gas and wood-burning barbecue.

The fully fenced grounds are easy to maintain and the garden has been carefully designed with flower boxes and natural stone walls, creating a beautiful setting for the 10x3m swimming pool.

The main house is distributed over the ground floor and first floor.

On the ground floor, we find the living-dining room with a fireplace, the open plan kitchen with a cooking island, and a guest toilet.

An open aluminium and wood staircase leads from the living-dining room to the first floor. Here we find a hallway that separates a double bedroom, a bathroom with shower and a spacious master bedroom with en-suite bathroom and a large dressing room with fitted wardrobes and LED lighting. This space was originally another bedroom and could therefore easily be converted for those who need an additional bedroom.

The upper floor provides access to the building's roof terrace with a solarium and sea views. From here, you can appreciate how close the villa is to the sea and the beach.
